Boiler Strip Down Servicing
Many customers first discuss boiler servicing with us while we are carrying out Central Heating Leak Detection or investigating a heating system problem. During these visits, we often encounter boilers that are making unusual noises, showing signs of internal leakage, suffering from pressure-related issues or displaying symptoms that suggest the appliance would benefit from closer inspection.
It is not uncommon for a homeowner to tell us that their boiler is serviced every year. When asked how long the visit usually takes, the answer is often ten to fifteen minutes. Modern boiler servicing procedures frequently rely on combustion analysis, operational checks and manufacturer service routines that may not require the engineer to dismantle major components every year.
There is nothing inherently wrong with this approach. In many cases it satisfies the manufacturer’s annual service requirements. However, it does not necessarily provide a detailed inspection of the internal condition of the appliance.
What We Often Discover
While carrying out heating investigations, we regularly find boilers with significant debris build-up inside the heat exchanger, worn seals, ageing gaskets or signs of deterioration that would only become visible during a more comprehensive inspection.
The photographs on this page show examples of heat exchangers before and after cleaning. Even when a boiler continues to operate, contamination can contribute to increased noise, reduced efficiency and unnecessary strain on components over time.
In some cases, we also discover evidence of internal water leakage, damaged service components or maintenance items that are overdue for replacement in accordance with the manufacturer’s recommendations.
Manufacturer Recommendations Matter
Many boiler manufacturers recommend periodic replacement of service items such as seals, gaskets and electrodes, often at intervals of around five years. These recommendations are intended to support safety, reliability and long-term performance.
In reality, these items are not always replaced during routine annual servicing. Sometimes this is because the boiler appears to be operating normally. Sometimes it is because a more comprehensive strip down service requires additional time and parts.
Returning To Carry Out A Proper Strip Down Service
When we identify a boiler that would benefit from more comprehensive maintenance, we will explain our findings and recommendations clearly. If the customer wishes to proceed, we can arrange a dedicated return visit to carry out a full strip down service.
Depending on the appliance and manufacturer guidance, this may include cleaning the heat exchanger, replacing service seals and gaskets, inspecting electrodes, checking combustion performance and carrying out the maintenance required to help extend the life of the boiler.
Unlike a routine annual service, a strip down service focuses on understanding the condition of the appliance internally and addressing wear before it develops into more costly repairs.
Honest Advice Based On What We Find
Not every boiler requires a strip down service. Our approach is the same as with all services provided by The Leak Hunter: investigate first, explain the findings and provide honest recommendations based on evidence.
Whether the boiler would benefit from a comprehensive service, further investigation or simply continued routine maintenance, our goal is to help customers make informed decisions based on the actual condition of the appliance rather than assumptions.
